Last updated: October 29, 2026

These Terms & Conditions (“Terms”) apply to cleaning services provided by Ironcrest Ventures LLC, doing business as Ironcrest Property Services (“Ironcrest,” “we,” or “us”), to the residential or commercial customer who requests or books those services (“you” or “Customer”). Please read them before you book. They are written to be fair to you and to the people who work for us, and to be clear about fees before you agree to anything.

1. About these Terms

These Terms, together with your approved quote, booking confirmation, or written service agreement, make up the agreement between you and Ironcrest for the services described there. If a written service agreement or approved quote expressly states a different term for your job, that specific term controls over these general Terms.

You accept these Terms by checking the agreement box on our quote or booking form, by approving a quote, estimate, or invoice, by confirming a booking, or by allowing us to begin service after these Terms were made available to you. We keep an electronic record of the version you accepted.

2. Services and scope

We perform the services listed in your approved quote or service agreement, and only those services. Anything not listed should not be assumed to be included. Additional services require your authorization and may carry additional charges (see Section 3).

Depending on your property and your quote, our services may include:

  • Standard residential cleaning for homes and apartments
  • Deep cleaning, with extra time and detail in the areas described in your quote
  • Move-in and move-out cleaning
  • Apartment turnover cleaning between tenants
  • Office and commercial cleaning, one-time or recurring
  • Medical office cleaning of the non-clinical areas and surfaces described in the quote. It does not include handling regulated medical waste, sharps, or biohazardous material (see Section 7)
  • Post-construction cleaning after building or renovation work. Removing or hauling construction debris is not included unless your quote says so
  • Specialty cleaning, such as chandeliers, when quoted

Oven and refrigerator interiors are included in a deep clean and are available as add-ons with a standard clean or a move-out clean. Cabinet and drawer interiors, closets, interior windows, extensive wall cleaning, and other specialty services are available for an additional charge and are included only when your approved quote expressly lists them. If you want one of these added, tell us before your appointment and we will confirm the time and price with you first.

Two-hour minimum. Where a service is booked or priced by the hour, a two-hour minimum applies to the visit. Your quote will tell you whether your job is priced by the hour or at a set price.

Our team decides on the products, supplies, and methods suited to the job. Please tell us before service about any allergies, sensitivities, or surfaces and finishes that need special care.

3. Scheduling and service changes

  • Appointments are confirmed through our booking process. An appointment is not reserved until we confirm it.
  • Accurate information. Please give us a working phone number, an email address if you have one, the correct service address, and accurate access instructions (keys, codes, doorman or building contacts, parking, and any building rules or elevator reservations). We may contact you by phone, text message, or email about your quote, appointment, access, invoices, and service concerns. We handle marketing messages separately and only as the law allows.
  • Changes to scope. Any change to the services in your approved quote requires your approval before the added work begins, and we will tell you of any change in price before you approve it. We do not add charges or raise your price without your approval.
  • Unexpected conditions can change how long a job takes and what it requires (see Section 6). Estimated durations are for planning and are not a guarantee of an exact number of hours unless you have specifically purchased a set number of hours.
  • Timing. We make reasonable efforts to arrive and finish as scheduled. Traffic, transit, weather, building access, emergencies, and earlier appointments can affect timing, and we will let you know promptly of a significant delay.
  • Weather, emergencies, and events beyond our reasonable control may require us to reschedule. When we reschedule for these reasons, we do not charge a cancellation fee, and we will offer you the next reasonable opening.
  • Recurring service. Recurring cleaning runs on the schedule we agree on. You can pause or end it at any time. Each scheduled visit remains subject to Section 4, so please give at least 24 hours’ notice before the visit you want to skip or end.

4. Cancellation and rescheduling

Our crews and appointment times are reserved for you. When an appointment is canceled or moved at the last minute, we usually cannot fill that time, so our schedule, staffing, and booking opportunities are affected. The fee below is a reasonable estimate of that cost. It is not a penalty.

At least 24 hours’ notice. You may cancel or reschedule any appointment without a fee by notifying us at least 24 hours before the scheduled start time. You can reach us by phone, text, or email at the contact details at the bottom of this page.

Less than 24 hours’ notice, given on a day before the appointment. We ask for 24 hours’ notice, and we will try to accommodate your new date. If you notify us on any calendar day before the day of your appointment, no cancellation fee applies, even if that is less than 24 hours before the start time. For example, if your appointment is at 9:00 a.m. on Thursday and you tell us at 7:00 p.m. on Wednesday, there is no cancellation fee.

Same-day cancellation. If you cancel or ask to reschedule on the same calendar day as your appointment, a cancellation fee of 50% of the total booked service price applies. For a recurring service, the booked service price is the price of the affected visit.

Only one fee per incident. A cancellation fee and a lockout fee (Section 5) are never charged together for the same appointment. If you cancel before our team arrives, the cancellation terms apply. If our team has arrived and cannot get access, the lockout terms apply.

Disclosure and agreement. We make these fees available to you in these Terms before your appointment is confirmed, and we ask you to confirm that you agree to them when you request a quote or book. We may waive a fee at our discretion in exceptional circumstances, such as an emergency or illness. A waiver in one case does not change this policy.

5. Lockouts and property access

You are responsible for making sure our team can enter the property at the scheduled arrival time. That includes working keys, correct access codes and building instructions, an available doorman or building contact when one is needed, and someone present to let us in if that is how access works at your property.

30-minute grace period. If we cannot get in when we arrive, our team will try to reach you at the phone number and contact details you gave us, and will wait up to 30 minutes after the scheduled arrival time (or after the time we actually arrive, if we arrive late). If access is provided within that time, the appointment goes ahead, although the time lost may limit what we can complete that day, and we will tell you what is possible.

Lockout fee. If access is not provided within the 30-minute grace period, Ironcrest may cancel the appointment and charge a lockout fee of 35% of the total booked service price. Our team is not required to wait longer than 30 minutes.

A lockout includes situations such as unavailable or non-working keys, incorrect or outdated access instructions or codes, calls that go unanswered, a locked building or gate, or any other failure to provide entry.

Not combined with a cancellation fee. The lockout fee and the cancellation fee in Section 4 are never both charged for the same incident. Only one applies, based on what actually happened.

Keys and access credentials. If you give us keys, cards, fobs, or codes, we will use reasonable care to protect them and use them only to perform your service. We are not responsible for lockout, alarm, or security charges that result from inaccurate, outdated, or incomplete instructions.

6. Property conditions and accurate information

Our quotes are based on the photographs, property descriptions, phone conversations, and other information you give us before booking, along with anything we observe at a walkthrough. Please describe the size and condition of the property as accurately as you can, including heavy buildup, pet hair, clutter, damage, or anything unusual.

If the actual condition of the property differs substantially from what was disclosed, for example excessive dirt, grease, clutter, or heavy buildup, undisclosed damage, unsanitary conditions, or substantially more work than described, Ironcrest may:

  • reassess what the cleaning requires;
  • present you with a revised quote;
  • require your approval before any additional work or charge;
  • decline or stop the service when conditions go beyond the agreed scope or raise a safety concern; and
  • apply a fee that was disclosed to you before booking, and only where the law allows (see below).

We do not add charges or raise your price automatically. Nothing beyond the approved quote is charged unless you approve it first. If you decline a revised quote, we may complete the original scope where that is reasonably practical, or we may decline to proceed or stop work. In that case you pay only for work actually performed and for any fee that this page or your quote disclosed to you before booking. We do not charge a fee that was not disclosed to you in advance.

7. Safety and right to refuse service

You agree to provide a reasonably safe working environment for our team. Ironcrest may refuse, pause, or stop work, and our team may leave the property, when conditions present a health or safety risk. Examples include:

  • biohazards, bodily fluids, human or animal waste, or needles and other sharps;
  • pest infestations;
  • dangerous structural conditions or exposed electrical hazards;
  • hazardous or unidentified chemicals;
  • unsafe access, or animals that are not secured; and
  • threatening, harassing, or abusive conduct by anyone at the property.

Our team members may stop work when they reasonably believe a condition is unsafe, without needing your approval, and no one at the property may pressure them to continue. We do not perform specialized remediation, hazardous-material handling, biohazard cleanup, or pest control. If we stop or decline a job for a safety reason, Section 6 describes what you owe. We may also decline future service to a customer or property after unsafe conditions or abusive conduct.

8. Payments and billing

  • Residential customers. Payment is due upon completion of service unless we have agreed otherwise in writing.
  • Commercial customers. Net-30 payment terms (payment due within 30 days of the invoice date) may be offered to commercial customers we approve in advance. Net-30 terms are not automatic, and the approved terms will be confirmed in writing.
  • Deposits. We may ask for a deposit to hold certain appointments. If one is required, the amount and terms will be disclosed in your quote before you book.
  • Payment methods. We accept credit cards, debit cards, and other electronic payment methods that we approve. Please do not send card numbers by text or email. We send a secure payment link when payment is needed.
  • Taxes. Applicable sales tax is added to, or included in, your price as shown on your quote or invoice.
  • Additional services are provided and billed only with your authorization.
  • Overdue invoices. If an invoice is past due, we will first contact you with a reminder. We may pause future scheduled services until the balance is brought current. If an account remains unpaid, we may pursue collection through reasonable means permitted by law, such as sending a formal demand, using a collection service, or filing a claim in a court with jurisdiction. Where a written service agreement and applicable law allow, you may be responsible for reasonable collection costs. We do not charge late fees or interest unless they are stated in a written agreement you have accepted.
  • Billing questions and disputes. If you have a question about an invoice or a charge, please contact us promptly so we can look into it. Starting a payment dispute does not cancel a valid payment obligation. Nothing in these Terms limits any dispute or payment rights you have under the law or your card agreement.

9. Satisfaction and service concerns

We want you to be satisfied with the work. If something within the agreed scope was not cleaned to the expected standard, please tell us promptly:

  • Residential customers: within 24 hours of the visit.
  • Commercial customers: within 30 days of the visit.

Please tell us the specific areas or items of concern, by phone, text, or email, and send photos if you can. We may inspect the property or review photos. When we verify a deficiency within the original agreed scope, we will offer a reasonable corrective cleaning at a time that works for both of us, and we will need reasonable access to do it.

Corrective cleaning is our remedy for verified deficiencies. It does not apply to work outside the original scope, to stains, damage, or wear that normal cleaning cannot remove, or to areas that were used, altered, or soiled after we left. We do not promise automatic refunds or unlimited free services. If a concern cannot be resolved by corrective cleaning, we will work with you in good faith toward a reasonable outcome.

These reporting periods do not limit any rights that the law gives you and that cannot be waived.

10. Damage, property and liability

Our team will use reasonable care in your home or business.

  • Reporting damage. If you believe our team accidentally damaged something, please tell us as soon as you notice it and send photos if you can. We cannot reliably investigate damage that is first reported long after service. We will inspect, review the circumstances in good faith, and, where we are responsible, repair, replace, or reasonably compensate you for the item, directly or through our insurance.
  • Existing damage and deterioration. We are not responsible for damage that existed before service, ordinary wear, aging, or finishes and materials that were already weakened or deteriorated, or for damage that could not reasonably have been seen before cleaning.
  • Fragile, unsecured, or improperly installed items. Please tell us about fragile, valuable, or delicate surfaces and items before service. We are not responsible for damage to items that are unstable, loose, improperly installed or secured, or unsuited to normal cleaning methods, and we may decline to handle them.
  • Valuables. Please secure cash, jewelry, medication, important documents, and other valuable, sensitive, or irreplaceable items before our team arrives. This does not limit our responsibility for theft or other intentional misconduct by anyone who works for us.
  • Inaccessible areas. We may skip areas that are blocked, locked, cluttered, or cannot be reached safely, and we will tell you which areas were not cleaned.
  • Heavy furniture and appliances. Our team does not move heavy or unstable furniture or appliances, or items they reasonably believe could cause injury or damage.
  • Insurance. Ironcrest is insured. A certificate of insurance is available on request when your building or property manager requires one. Insurance does not mean every possible loss is covered.
  • Limits on liability. To the extent the law allows, Ironcrest is not responsible for indirect or consequential losses, such as lost income or business interruption, or for losses caused by inaccurate information, undisclosed hazards, or conditions outside our reasonable control.
  • What these Terms do not limit. Nothing in these Terms excludes or limits liability for gross negligence, willful misconduct, or any liability that cannot be excluded or limited under New York law.

11. Photography and privacy

Job documentation. With your authorization, our team may take before-and-after photographs or notes of the areas being cleaned. We use them to check the quality of our work, record the existing condition of the property, keep our team safe, and review any service concern or damage report. We limit photos to the areas relevant to the job and try not to capture people, personal documents, or other sensitive items. Please tell us if you would prefer that we not take photos, or want certain areas left out. Documentation is kept in our business records and shared only when needed with you, our insurers, payment processors, or advisors, or as the law requires.

Marketing is separate. We do not use photos or videos of your property for advertising, our website, social media, or other promotion unless you give us permission first. We will ask for that permission separately from your booking, and you may decline without any effect on your service. If you give permission, we will leave out identifying details such as your address, name, faces, and personal items. For commercial customers, permission must come from someone authorized to give it for the business.

Your information. We use the personal information you give us to provide and manage your service, as described in our Privacy Policy. We do not sell your personal information.

12. Non-solicitation and direct hiring

When Ironcrest introduces you to a cleaner or other team member, we have invested in recruiting, screening, training, insuring, and scheduling that person. This section protects that investment. It places no limit on any worker’s own right to work.

  • What you agree to. You agree not to knowingly circumvent Ironcrest by privately soliciting, hiring, or engaging for cleaning services a person who was introduced to you through Ironcrest. This applies while that person is employed or engaged by Ironcrest and for 12 months after they are no longer employed or engaged by us.
  • Recruitment and replacement charge. If you engage such a person directly, you agree to pay Ironcrest a recruitment and replacement charge of $1,500. The charge reflects our reasonably foreseeable costs and losses when a team member we introduced is engaged directly, including recruiting, screening, and training a replacement and the loss of the ongoing service relationship. Those costs are difficult to measure exactly, and $1,500 is our reasonable estimate of them. It is meant to compensate Ironcrest for those costs. It is not a penalty.
  • What this does not do. This section does not restrict any individual’s right to leave Ironcrest, to accept other work, or to respond to a general job advertisement. It is also limited by New York law, and any part that the law does not allow will not apply.

13. General terms and contact

  • Governing law. These Terms and our services are governed by the laws of the State of New York. If you have a concern about a service or an invoice, please contact us first so we can try to resolve it in good faith.
  • Rights that cannot be waived. Nothing in these Terms waives any right or remedy that cannot lawfully be waived.
  • If part of these Terms is invalid, the rest stays in effect to the extent the law permits.
  • Changes to these Terms. We may update these Terms. The version made available to you when you booked or accepted applies to that service, and updated Terms apply to bookings made after the update. The “Last updated” date above shows the current version.
  • Electronic records. You agree that our electronic records of your acceptance, quote approval, and communications may be used to document your authorization.
